Kings Isle in St. Lucie West is an active adult neighborhood with a 55+ age restriction. Built by Lennar in the early 90’s this community of 987 homes offers two types of properties: detached single family homes with one or two car garages or attached villa-style homes.
There are seven Isles within Kings Isle that are sub-associations of the master. Isle names are Capri, Granada, Lombardy, Madeira, San Marino, Tuscany, and Venice – each have their own distinct aesthetic appeal.
Built with concrete block construction the single family properties range from 1,100 to 2,100 sq-ft with an average of around 1,700 sq-ft of living space. These units have either a one or two car garage and owners are required to take care of all exterior maintenance (except for the Isle of Tuscany where homes are painted by the association on a predetermined schedule).
The Villa homes are also concrete block construction and are referred to as Courtyard residences. Averaging about seven to ten units per courtyard the homes are attached in a U-shape pattern around a community fountain, park benches, and lush landscaping. Living space ranges from 1,000 to 1,500 square feet with the most common model around 1,100 square feet. The courtyard units do not have a garage but are assigned parking spaces in a parking lot. Some residents own a carport over their assigned space or one could be erected for around $2000. The Isles of Lombardy (Lombardy Drive) and Venice (San Remo Circle) are home to the Courtyard residences. Owners of Courtyard units are required to maintain their own home owner’s insurance but the association cares for the exterior painting and landscaping.
The Royal Club is a 15,000 square foot clubhouse hosting over 30 active clubs and providing facilities such as a game room, library, ballroom, fitness center, card tables, and meeting rooms. Relax by the pool that also includes a section for laps. You’ll also find a jacuzzi by the pool as well as ample shaded seating. The iconic “beach” at Kings Isle can be seen from St. Lucie West Blvd. Other outdoor activities include tennis courts, bocce ball, shuffleboard, and horse shoe pits.
Home owner’s dues range from $260 – 290 a month depending on the Isle sub-association. Dues cover basic cable, all exterior lawn care, an on-site activities director, manned guard gate, and use of the clubhouse facilities.
There are restrictions for pets: 1 dog up to 30 pounds or 2 dogs up to 40 pounds combined.
